The cement-like substance, propolis, is collected by bees to fill in empty pockets and strengthen the structure of the hive.
Like honeybees, our company develops infill lots in urban centers to build aspirational attainable housing and stronger communities for young professionals — the worker bees that make the hive thrive.
Propolis focuses on smaller-scale diverse developments in sustainable, walkable communities. That’s what sets us apart and makes our properties unique in the market.
By developing efficient, dense, and economical layouts, we are able to pass on cost savings to our residents. Our residents enjoy an average of $200-300 in savings every month, when compared to studios in the area.

Propolis was prominently featured in Florida Trend‘s October 2020 issue about how small multifamily developers are solving Florida’s affordable housing crisis.
Propolis launched its flagship apartment building, AERIE Apartments, in 2020. The 32 bedroom, three-story, 12-unit co-living building was built on a 5,000-sqft lot. The project was made it possible due to Miami’s relaxed parking requirements. Thus, Propolis is able to offer fully furnished apartments with rents starting at $1000 and affordable all-in-one utilities.
Since then, Propolis has built three more small apartment buildings, with more than ten sites at various stages of the development and construction pipeline.
